We are starting this 203K Remodel on Wednesday. Exterior repaint.


Interior, Kitchen remodel, Bathroom remodel, Electrical and Plumbing upgrades to meet code.

I did a half bath last year in an estate house where a guy in his 90s had passed away. The old boy must have had some SERIOUS, SERIOUS control problems. We black lighted that sucker and the splash marks came up shoulder high around the toilet. You couldn't walk past the bath without being overcome... worst urine smell I've ever encountered.

I bought respirators, tyvec suits, and gloves and said "Boys, better you than me."

"WE" gutted to the studs, then bleached and KILZed EVERYTHING.

Chris, I actually turned one down several years back and nearly called SRS protective services. Children in home deplorable condition. I scolded the lady and told her that I don't feel safe and I don't have the proper training to work in these conditions. The subfloor was gone and the cast pipe was the only thing holding the toilet up. Roaches, wet rotting everything everywhere.

The lady was crying when I left, but I draw the line. Now, Rory's job is nowhere near that one. Oh, and another note. The front door to the house was cedar 1x6s' with a keyed padlock and gate hinges! I'm not joking.

Wait till you see the pictures after it gets gutted some more. Apparently pee and acid are interchangeable in rotting bathroom floors

Wait till you see the pictures after it gets gutted some more. Apparently pee and acid are interchangeable in rotting bathroom floors

Well they got one of the best in town to spruce it up. I'm suprised they could afford your team, but the salesman sold them on the value I'm sure. Looking forward to the after photo's.

203K remodel. bare bones remodel. 2-3 months and we are out of there. Vinyl tiles and laminate kitchen tops are my best friend in 2009-2010

I love that initial stage of the project when the walls are gutted out and the demo debris is swept away and it's time to start the new framing.

And there's that smell in the air. Smells like money.

no just age and rust spots. All of the water lines are going to be replaced except for the radiator piping.

House seems to have been closed up for a long time.

Those are fun. I've worked on a few HUD homes that sat vacant for 2+ years. Most of the time the old iron drain lines are locked up with dried crap... and the supplies leak like a sieve from not being winterized and froze.

Exterior prep for painting. Scraping the old trim, Power washed the exterior. Tinted Primer for the exterior siding coat

Almost finished the exterior Painting.. Starting to work on the trim and touch ups.. Lots of prep and Caulking on this one. Still got a bunch of caulking left to do on the trim

Yes I am an awful photographer.. Len gave me some photo editing software, I need to use it and clean the pictures up before posting..

LOL the homeowners supplied The cabinets, Counter tops and Pulls. It was a 203K Job so no Frills..

I been meaning to tell you guys, a heads up on the bathtub coating: If you are using epoxy grout and chunks of grout sit on the coating they chemically bond to the coating and it doesn't much want to come off the tub at the spots where the epoxy is sitting on it.

They did come off though, along with my fingertips from prying at them. I was sweating bullets for a few minutes.

I use the protection plastic that you put down on carpets and it works wonders much easier to install

The kitchen looks at lot better than I thought it was going to from the sink photos you posted last week.

I don't like the tile on the top of the low wall at the end of the top though--it would have looked better and lasts longer with a slab material, IMHO. It probably wouldn't have cost any more either.

Not bad for a 203K. I am actually starting to like those projects. For this couple it was their first home..


They was nothing that really match that was handy..

White subway tile is a classic look.

Runtal radiator. The original tub was 4' put in a 5' tub the Runtals are slim line. Really slick they make some cool stuff. Got it from Ferguson. Put the tower rack over it and the towels stay warm and dry really fast

Looks good Rory. That kitchen sink just looks uncomfortable to use but that's what happens when clients design on the go. I bet those homeowners are so excited. I haven't worked for first time homeowners in years but it was always fun to see the excitement in their face when I was doing a final walk through with them before handing over the keys. I think it's cool that you are able to find success with these 203k jobs.

Yeah the Runtals are that small and we set the pipes back a little from the original location and switched over to copper pipes.

The unit is 1 5/8" thick
