I am hoping we get it. Complete gut and remodel. Small addition off the back. New decks, exterior siding, windows and doors

Flipper had it, for awhile. Hacks got started and stopped. They nailed Plywood and siding over the stucco
New owner got it a few months ago.

All over but DC is small. It takes me 20-30 minutes to get just about anywhere

Ahh... Our guys own it all the way above the weather head.
Power co drops off the meter base, electrician lands it all--makes the connection to the overhead service, then power co inspects and punches in the meter.

Well I got Awarded this whole house renovation friday.. I have another pre-construction walk thru Monday.. Then we will get started.

Yes Columbus Day. I am off and got the city to close my street. We are having a parade and my neighbor has built a replica Nina and Pinta. He blew too much money at Sturgis so he never finished the Santa Maria, but it should be a good time.
We are having pirate games for the kids and a 'dunk the indian' tank in the Jefferson's front yard.

Interior Shots of the 14th st Job. The project was started before we got there.. So we are demo-ing the exterior and redoing the interior as required.. Electric, Plumbing HVAC and Some framing will have to be ripped out and done over to correct errors and changes to the design

The old roof and new roof addition has to be done soon.. So I can re-roof everything. Its getting chilly out side..

So they got this done today.. 2nd floor deck and roof gone. 1st level on the bump out.. Should have it all demo'e in the back tomorrow..

We got all of the exterior siding and sheathing removed.. T
he house was originally stucco about 1/2 way up and shakes the rest of the way up..
Its in awful condition now. So now we keep demo'ing down to the original sheathing..
The plan as of now is to go back with either Hardiplank or vinyl siding. I would really love to see it in hardiplank

I am a bit disgusted at the people that worked on the house before the new owner bought it..
This could have easily been saved and the original stucco and shakes restored.. Now it is lost..
They should be shot on sight

That is what happens when someone keeps covering things up.
That house needs a bandboard put back where the orginal was, then it needs beveled siding for the first story and then Shakes for the second story.
That is how it looked when it was built. That stucco on the bottom had to be an after thought somewhere down the road.

We suspect the same thing. We are going to pull some more of the sheathing of and do some checking.. There are several boards and a few studs with scorch marks on them.
Light scorching, but we can't tell if or where a fire may have started.
All of the interior demo was done before we got there.
This job has been filled with delays from rain, framing and a few other changes. But the homeowners are good people and communicate well..
This well be a good project from start to finish..

Ok got the Plate and joist out and repaired.. We are going to lay out the pier columns to start framing the addition..
The house it out of square about 2 inches and there is run towards the right corner of about 1 1/2" :surrender:

I wish we could. We are tapped out as it is. We are still deciding between Hardie plank and Vinyl Siding :mad:
I almost want to do the siding at cost just so the vinyl does not go on the house

Oh don't get me wrong we have to use it from time to time. Its a good money maker after the hail stones rip through it every spring, but I try to upgrade them every time. The maintenance of it is appealing to a homeowner and their insurance pays to repair it.

Funny enough.. OSHA stopped the roofing job next to me.. They did not have harnesses on.. If you look to the right in one of the pics you can see them working on the roof..
They did not get a fine though..

It will have to be.. They total about 400-500 sf.. of the roof.. If it was a few small patches I would through it in..

The guys finished up the addition framing and got the roof on the new roof on the whole house.. They repaired about 400 sf of sheathing in the process that was bad..
The temperature is dropping so I am going to try and get it all closed up in the next two weeks..

LOL. I been around the block a few times. When I was 17-18 I worked for a guy who did whole house renovations. 100-300k. Most of the time the people lived in the house while we did the work. So I ended up ont he job sites everyday cleaning up. So i've seen several full projects start to finsh.

LOL no using my old crappy camera. I don't think I had the phone on me that day.. Although I forget sometimes it has the camera on it. A good one at that, Just so accustom to using the digital camera..
