Tracking news of EPA fines related to lead based paint regulations.
Property Management Company socked for $276,000.

This fine is based on existing disclosure requirements for rental properties.

These are apparently fines for disclosure problems BEFORE they said they were compliant, back when the rules were not clear. Looks like EPA did some back tracking and found the issue. Apparently no poisoning issues, just disclosure problems. Makes you wonder how we will be dealt with when EPA starts back tracking our disclosure record. Not only that, but any work we do that overlaps 4-22-10 is required to comply with the new rules. Will they be doing a look back 3, 4, or 5 years from now hoping to get revenue? This whole thing is a CF or massive proportions.

Sounds like a witch hunt. I got a call today to look at replacing three sets of French doors in a house built in the 1950's. I'm going to hustle this up and make sure it gets done before 22 April.
The timing on this EPA thing is just perfect, isn't it? The worst remodel market since I can remember and we're supposed to go running off buying vacs and paying for classes and shit like this.

Oh yea. This is not the first time such fines have been implimented to landlords. I was able to stay up to date on lead laws for my rentals only because I was an active member of my local real estate investor association.
There are a lot of landlords that don't realize that if you knock a 2' hole in the wall to make a repair that you have to do the whole diclosure thing again. Of course that rule is changing again.
I don't understand why what should be common knowledge is not so common. The government is doing a poor job of spreading the word.
With today's technology laws pertaining to any industry should be easy to find and stay compliant with. But there not.

Are you going to neglect proper practices knowing what you are doing could be dangerous to yourself and others just because you will be doing it a month earlier than the April 22nd deadline? :thumbsdown:
