I only wish I could get rid of my competitors that easy.
If that was happening here, I would rent a billboard that says we specialize in pre 1978 homes.

I was thinking the same thing.. I just told Chris W that I will have a golden ticket for 6-12 months on bank and 203k jobs...
All with my snitching money this might actually be a good year after all

Wait for it, because it will probably happen in every market sooner or later.
As much as I don't like the RRP thing, I'm sure as hell not going to let it stop me from getting legal and working on pre- ' 78 homes. Hell, that's all I have worked on in my entire time as a contractor I think. Might as well fold up and make footstools if I'm not going to wade into this EPA thing.

I have never worked on a pre 78 house ever myself.. DC does not have any as far as I know. A few pockets of new housing but I have never entered one in my life.

I'm not even a real contractor. I just come here for the alcoholic drink recipes and to make fun of the guys who don't own guns. :laugh3::laugh3:

I used to sub for a company that does mainly small to mid size commercial projects and residential development projects.
They would also do some remodeling but a small percentage of their volume.
I can see companies like that that "dabble" in remodeling clearing out of the game for sure.

Once the recession started we were inundated with these guys who normally only do new or commercial work.
You've got a good point. This might convince them that doing remodel until things pick up again isn't as easy as it sounds.

Oh Rory there are no homes in DC that are older than 1978 you are right.
Bowie is wid open with no older homes also.

Good solid company.. He made the right decision for him and his company..
There is enough remodeling on houses built after 1978 in his area.. He will probably jump on board after it shakes out and they see how it goes with the guys that take the initial plunge..

Or he is trying to create a sense of urgency to close and finish enough deals before the deadline and change things after that.

OK maybe Chris or Sean speak up here and correct me but I don't even think his facts that he lists are accurate. Wouldn't you normally get the facts straight first before you make a major decision like not servicing pre-1978 housing.
Facts that I think he has wrong
- he says it EPA guidelines begin April 1st - it's actually April 22nd (ok I know that's minor)
- his suggestion that window replacement is going to cost $200 to $300 per window is just ridiculous. I was told unless you are going to use a sawsall and create all kinds of dust that it may be possible that all you have to do is put down a plastic drop cloth 6' wide area inside the window and tape it to the wall to catch any paint chips that may flake off during removal roll it up and throw it away. Right now isn't he putting down a drop cloth anyway. What's the bid deal about it needing to be disposable plastic.
- he says training is going to cost $800 each - is he talking about a 4 man crew each costing $800 because most of the training I've seen is $200-$250 per person.
- that last one is the one that really sounds ridiculous. If you are on a job replacing 8 windows they aren't going to fine you 8 different times $37,500. The EPA isn't even saying that every violation is going to be $37,500. I'm sure it will work like OSHA where they will come in and fine you based on your history and the severity of the violation. Then you will appeal it and they will drop the fine in half.
I'm really sick of coming to the defense of this stupid EPA crap that I'm not even completely in support of but when all this false claims get posted all over the Internet it just makes all of us look like idiots and ruins valid arguments we have against these new regulations.
OK...I anticipate someone will come along and tell me I'm the one who has my facts wrong which is totally possible but I know there's two guys around here that really know their sh*t on this subject.

you nailed it pretty well - now while they can theoretically nail you for each violation per day, in this case it would only be one violation that was done multiple times all in the same day
Window replacement - it was estimated to be around a $100 per one industry group

Its $37,500 per occurrence per day. That is open to interpretation by the courts.
OG is right, you fight it and maybe get off, on the other hand, the lawyers are all over this and will turn any occurrence involving EBL's in a child into a feeding frenzy.
Now we still have the states jumping in. Unknown stuff there.
The manufactures of glass, windows and other components are putting a lobbying effort together as we speak, I talked to an official of the door and window industry today and he told me they are going to fight this.
Be ready for some fur to fly later this year.

They may sell the product for that price, but did they change their install rates? I'm having a sit down with our installation crews this week to hammer out a cost per opening under the guidelines.

Window World said they got a price break from their manufacturer.
They then told me they make the window themselves, so then I said it looks a lot like an Alside product, they insisted they make it.
First they say they got a price break (not true) then they say no upcharge its still $189.95 imstalled.
I left not believing them.
Monray of Mpls said $150 per opening.
Universal said $150 per opening.
Couple of others said $100 per and some others said they will start at $100 and see what happens, one guy said $35 but he wasn't sure if that would cover it.

Too bad the $189 window doesn't meet MN energy code--how can they install a window that doesn't meet code?
