I've been working on this Georgian Revival for over a year now. We are nearly done and will have this thing wrapped up by no later than Thanksgiving.

It's been a great project for the most part, certainly with many challenges throughout both Architecturally and administratively. The company has grown a lot over the last year to accommodate the needs of the project.

The main objectives are to tear down the exterior to the studs, re-insulate with with spray foam insulation, re-sheath and re-side the home with new materials. Some of the original siding is also being recycled and re-used in less conspicuous parts of the house.

The home was originally built in the late 1800's and additions were done during the 80's which nearly tripled the size of the house and added on a 3 bay garage with an apartment above it. We are nearly completed with about 2/3rds of the house right now. It's approximately 40,000 sf.

The tall pines you see at the gable end were ruining the house so she had them moved. Not chopped down; moved.

That's the new Zipwall by Advantech. It's got a waterproof coating on the sheet and then you tape it at the seams to complete the system. I like it, but it leaves a few flashing snags. So on this project, we are also using Tyvek so that we get the proper counter flashing above windows and doors.

I have not tried that yet. All in all how do you like it. I am always leery of the newer products. Atleast new to me. do you think it is worth while?

I like it, but without a house wrap you have to rely solely on a peal and stick tape to counter flash. That's the part I'm not sure about. I'm confident that when the Tyvek fails (and it will some day) this product will survive longer than any other sheathing will.

The yellow stuff you see over the Tyvek is Home slicker. It's a nylon mesh about 1/4" thick that holds the siding off the wall and offers a space for water vapor to run out rather than sit there stuck between the siding and the wall.

Yes, the flashings are all 16 oz. copper
Siding is a true 1" thick redwood, heart B grade, shiplap.
Trim is either Spanish cedar or Western red cedar.
The pilasters are made from MDO with cedar over lays for the details
Base molding around the house at the blue stone patio is made from Azeck.

Everything is custom made at my shop in Manchester, VT

Some of the base details.

The Azek base is blocked out with pressure treated s.y.p. and a bug screen is wraped from the back to the front so insect don't find a home in there. Behind all that is lead flashing. It forms better than any other material to the uneven patio stones.

The base is made from pvc because the house is rarely used in the winter and it will be left under the snow for the most part. I'm not a huge fan of pvc, but in this case it is the wisest choice given the conditions.

The base has 3 parts. Base, base cap, and starter for the siding that also acts as a drip cap. That part is made of Redwood.

We take advantage of the pilaster locations and let the base run behind leaving a large gap so that the pvc can move as it's the nature of the beast. The base around the pilasters are coped and no hard connections are made to the other base. The pilaster bases are floating from there own framing and completely independent from the other base although good craftsmanship tricks the eye and makes you believe it's all one piece.

We have 4 balcony railings on this house that we have to replace. The balusters were in good shape but the balustrades and the lower railing were in poor condition so the whole thing had to be removed.

The balusters were restored but the top railing, balustrades, lower railing, and trims have all been made with new materials.

We are about to pour the two walk out balconies this week so that slate can be installed and there are 2 "false balconies" that have a new copper roof recently installed. Just about ready to put these thing back together again.

Here's a few pics of the old, the millwork, and soon I'll post the finished.

14 months now.

Lots of different levels of work to do. We're finally on the nice stuff again.

We've had issues with weather and Architects along the way, but we're surviving.

Almost done!

Labor has been between 4 to 6 guy depending on needs. We're at 8 now and soon going to 10. That dosen't count the painters or the shop.

It's Get-R-Done time!!!!!!!!!!!!!!!!

Well were moving along. Got the highest part of the house completed and ready for paint today. Pilaster capitols are made and installed. Finishing up the broken pediment over the main door, and moving upward with siding. We poured 2 second floor balcony slabs today as well.

On the other side of the house, we've completed almost all of the demo and had wiring and plumbing checked and corrections made to bring it up to code. Now installing open cell spray foam insulation.

Finish date is no later than Thanksgiving, no matter what it takes. Yes I bid this work with hard numbers. I split it up in 3 phases so it was just a few bites at a time that I had to worry about pricing. Job total is going to be around 1.3 mill.

I'm very interested in seeing the poured balconies finished. I have a lot of clients who want to finish outdoor terraces over roof sections. Making them water-tight and durable for traffic is always a challenge.

I, too, am interested in how you did on the job financially, but I am not interested in how much you made, just how you projected your costs out so far and whether you did as well as you expected. Agree that this is best viewed in TD so should I start a thread there, Jason? Or would you prefer the Boardroom?

No worries about the lathe, I broke mine down and will bring it with me. No biggy, I was just hoping that I would be able to turn the bit to carve before I left, buuutttt Noooooo, he had to send the agreement todaaaayy... whiney enough? meh. It will be fine. especially since this is what I consider an early night... only 9:30...

For the record, Matt's done a great job for us. He's had to jump around a bit and he has with little complaint.

I think we just caught him a little off guard when, all of the sudden, we got everything caught up and now he's got a whole latta house to do before it snows.:santa2:

and with each and every day, more and more is completed. We did some stripping on the front entryway Friday as it was raining, and found in excess of 3/8ths of an inch of paint on what was, when built, a rather detailed entry.......yup, 7 guys stripping paint for whole day.....

Took some shots of the progress on the East side of the house. Just one week left then we take a short break for Thanksgiving. Going back after for a few weeks to tidy things up and then getting out of there for the winter.

We'll be back in the spring to put the final coat of paint on and start restoring windows.

Last pic is a shot of the West side; about 95% completed. I'll post some more of the West side next.
