Trying to work on a kitchen layout for a very tiny kitchen.. This is the designer's first past at it based on what the homeowner wants..
What do you guys think??

I would add some counter to the right of the fridge if only 12" deep for a landing space getting stuff in and out of the fridge and perhaps some shallow(12") cabinets along that same wall. Maybe hang some floating 24" tall wall cabs with open space under for a counter space and storage. Inexpensive and looks pretty cool.

I think so.. If I remember correctly if I subtracted 26" I still had more than 3' clearance to the island..

Since that is a seating and circulation area you should leave 42 inches
Is it possible to scoot the island closer to the window?
Possibly, We are thinking of removing the windows and putting in french doors and a deck. If the french doors don't go in then I can pull the island closer to the windows..

I like how this looks. I would definitely install maybe 15 inch base cabinets and 12 inch wall cabinets to the right of the fridge to allow for a landing area and extra storage.

For some reason I just don't like the placement of the island, not sure where to move it though my options are kind of limited with the size of the space.
I agree with some cabinets on the other side of the Fridge

Very similar to my kitchen. I will be adding additional lower cabinets and a 48" countertop to the eating area (left of the sink). It will be a u-shape. Tight, but more practical with the extra counter space. With the counter at 48" wide it will easily double as a cook station and table top or bar. We allowed 36" for the barstools.
I also agree with the countertop at the side of the refrigerator.

That was one of the original ideas but the kitchen felt to cramped. So we moved the island out to the dining area.

For some reason I just don't like the placement of the island, not sure where to move it though my options are kind of limited with the size of the space.

I was thinking the same thing regarding the island. It doesn't seem to 'connect' to the kitchen. Are they having a dining room table right next to it?
Is there a view out that window worth creating a sitting area for or are they looking for a temp. eating and social sitting area?
How about continuing the counter (sink) around that wall section and creating a bar style sitting area that way? Leaves more room for the dining area which at the moment looks like its in the way of traffic.
All this without knowing the customer, young professionals?, big/small family?, retired couple?, first house?...not sure what the usage is...functional, social?

I don't like the island a bit.
It looks odd and out of place, as if it landed there trying to decide if it should shuffle over to the wall or grow roots and expand but just couldn't decide.

Get rid of all the upper cabinets,replace with open shelves, remove the island and corner cabinet, run 12' base cabinets all the way to the wall from left of the dishwasher, with a deeper countertop for seating.
Use a round table where the island is.

That was one of the designers suggestions.. The only monkey wrench would be if we put in the french doors where those two windows up high are located.

There's a couple of items that I note:
1) The island isn't scaled to the room and has nothing to do with the kitchen, really. A 30"x 48" table tucked under the window would be more useful and provide more counter space. Or, if they wanted to expand on Ryan's idea, I might push the peninsula out far enough so that when the d/w door was open, one would be able to access the wall cabinet above.
2) As others have suggested, counter space next to refrigerator might be beneficial.
3) Too bad you couldn't relocate the entry door where the pantry is. That'd give a full run of cabinets to the right of the range and/or allow one to relocate the range down the run far enough so the open oven door doesn't catch the person at the sink.

I have a very small kitchen but think that space was maximized well.
How about moving the sink to the right into the corner (which is what I did) to free up some much needed counter space? The rear corner section of the countertop usually ends up being wasted space anyway. I have a similar layout with that window and could care less about not having the sink facing the window.
Then move the range to the opposite side all the way to the left against the wall (on the side where the sink is currently depicted) with only a small vertical row of square spice/utensil drawers inbetween the range and sink so it's not right up against the wall. Move the dishwasher to the right under where the sink was. This will free up the whole right side of the countertop as well as countersapce inbetween the range and corner sink.
Pretty much how my was kitchen designed with similar dimensions, and it worked out well for me.

Yeah that does not help,
She is actually an excellent designer this layout has been a struggle for her not sure why, we all have those days, moments ect, but her skills should not be questioned.
But I am open to suggestions on the design..

I don't know it just looks bad. one example is the sink and window being off like that sticks out worse than a sore thumb and would drive me nuts.
What about a corner sink?

The window is 24" the farm sink will sit in a 36" base, if it is centered under the window I think it will look ok..

yes, it has plumbing for the radiators and electrical runs in them

What happens to the dining room?
The other side after the small wall is now the expected dining area, with that layout that room is dead.. I do like the full row of cabinets on the Refrigerator wall.

That corner is fawked anyway. I have to box-in around the drain stack coming down that wall, if you look in the corner in the one pic you can see where the bump out was removed it will have to go back.

If you want room for dining table eliminate island. There is still 113" between pantry and opposing wall.

it will be enough room in the corner, the farm sink is bought and on site, but if the layout flows better another way, I don't think they would be oppose to returning it.

OK not to piss on anyone's cornflakes here but I have seen a picture of a kitchen torn out and in the process of being reframed.
So why are we still fooking around with design. This means the cabinets have not been ordered which severely limits choice if this is to be finished before I die. This shiz should have been finalized long before the demo hammers came out if the client is to be happy or Rory is to make any money on this deal.

The only thing framed is the exterior perimeter walls.
The kitchen can be finalized with in the next 2-3 weeks. I got plenty of exterior work to do, in the mean time.

Exactly, the corner of the counter will be unused space, so I would put the sink there. Just do an undermount corner sink. Right now that design has zero counter space, sorry but it's not good.

The designer does not want it them there, homeowner does..
I think it will go.. We brought up the fact that a table won't fit like Brock said.. Also the cabinet to the left of the dishwasher is iffy at best, the designer wants to kill that and go to a larger sink base for a 27" farm sink, the owner wants a 24" one..
Besides that I am fine with it..

I asked him about that and we looked at it, removing the window looked odd and messed up the flow of the room, no way to bring groceries in from the back where the parking is located and the additional cabinet space acquired was minimal..

The homeowner wants to make it a desk area where he can sit with his laptop and do work while being in that area.. The designer gave him all of the cons of doing so and he is weighing his options..
We also mention it killing the ability to place a dinning room table in the area..

That was the homeowner's reply, but the space will look empty without something there in my opinion..
I am going to layout the cabinets on the floor this week, so he can have a visual.. Probably wont be as nice as Chris' cardboard set up but the blue tape on the floor will be a nice guide for him..
Overall I am happy with this last revision, the kitchen is small but has a lot of nice touches with the sink, faucet, appliances and hood vent to make it stand out..

Starting to set the cabinets in this one today.. Should have some pics up by Thursday..
Designer mis-measured a wall by 5" and I missed it.. The cabinet gods allowed me to swap two cabinets to make up for the error..
This has got to be the luckiest project I have ever been on, 2nd major FUBAR saved by some quick talking and thinking..

while this is a option for some, I allow changes on the fly. So to accommodate this I usually order fillers and cabinets that allow changes, in this case it worked out for the best because of last minute changes we made.
Why would you ask if they are from Ikea?

LOL actually my first 12 years as a contractor all of my cabinets were hand built.

Yep crown is onsite, I have to install a hood vent. Cabinet may need to shift to accommodate..

Certainly depends on the price. I can be a lot more than a bought cabinet. Plus I like to do the install because I trust no one.
Service, quality and design is what drives my clients to use me and refer me. Most say that I pay attention to them while other contractor only hear what they want to hear.

Both of those factors are in play bigtime for me on everything I look at.
Usually I don't do that bad with lead times. You are basing it on those two kitchens when I really bit off way more than I should have. But...both clients are very happy with the end product and I make sure that the extra time that I took to do it includes a few extras that were unexpected.
I gave the brown kitchen an extra drawer and drawer front and a custom heater cover for there troubles. Not much, but it made a big difference in the look of the kitchen.

Slightly off Blue. I build to fit the space except when a contractor requires move room. The big boys have some items I don't get into.

I think I am getting a clearer picture now.
Leo ultra high end custom
Pete semi custom small shop
Kraftmaid semi custom huge shop
I don't consider myself ultra high end. I do consider myself high end, and I will do medium but low end is usually price driven and I don't do that. I have only done one melamine interior, the rest are finished veneered plywood. The material cost can be substantial. 3:1-4:1 in price for the sheet goods.

So why would I buy from Pete. Is he alot cheaper than Kraftmaid?
Don't know where I compare to Kraftmade in price. Kraftmade is probably easier as they are local.
The final details left to the onsite contractor can screwup the best constructed cabinets or make a chinese set shine.
Don't let my price fool you. I just don't do the labor intensive things that Leo does.

All of my cabinets usually come with a furniture grade finish, outside corners are flush for ends. These two things eat up a lot of budget.

Them are the easy changes we do all day long. It's the hoods you build, the chemistry you do with your off-off white with a slight emerald glow finishes that I don't do.

That is the first hood I ever built Pete, you believe that?
I have seen factory paint jobs and I find that they look very thin. Like it was thinned 25% and one coat was sprayed on a thin coat of primer.
90% of my colors are custom designed. The rest are just reuse of custom colors that have been created earlier.

A question where do you think you fall?
Many cabinets on a job fall into the stock sizes because of appliance sizing.
Minor changes to fit to size are based on next largest size with a $50.00 mod charge. Ie a 21 5/8 wide cabinet would be priced on a 24".
Custom pieces with special details are readily available. I built custom furniture for about 10 years. That said I don't push this unless necessary as it is difficult to have someone other than me build it.
I don't base or limit my kitchen design because wanting to use stock sizing.

Inconsistent lead times finishes and incomplete shipping are my biggest challenge with the smaller shops.
Do you guys have a catalog of samples of reproducible paints, stains, glazes, distressing and sheens?

I do not have samples, all my colors are custom designed. Paints are easy, Ben Moore and Pratt and Lambert colors are all reproducible.

It looks like the inside of the window frame is flush with the RO. Am I just not seeing it right?

Just looks like it isn't trimmed out yet. Flange mounted from the outside and the jamb and casing is missing. Maybe going to be a sheetrock corner with no trim (I really hate that)

Gotcha now.. we are waiting for the tile backsplash to come in to decide what to do.. The inside window will be trimmed out for sure, not sure it we will put casing around the window yet

Got the tops on last week.. We are waiting for the hood vent to come in to start the back Splash tile.. Guy are up stairs tiling the master bathroom now..

Still no glass. You have to get a camera with a wider angle lens....or are you hiding something?
Tops look nice, black on white always has a nice sharp contrast.

The rooms are really small. I do need to get some camera gear though. Still using my crappy camera phone, Will take some nicer pics when we are done..
I will put the glass in last, hoping to avoid breakage.. I have to sand the floors in the house as well..

Some of the point and shoots have some decent wide angle abilities. Nothing super wide though. My shop camera (Olympus Stylus 7010) will do 28mm at the wide end which is pretty good for a P&S.

I can't remember one of my kitchens that spec'ed two types of backsplash, however it makes sense to me that you would do it like EIEIO has chosen to do it.

I will also add that because of the size of the kitchen I would have designed the micro as the range hood to give them additional storage. Still looks good but thats just a design choice.
Also, that appears to be an outside corner of the home to the right of the sink. What is in that chase?

I really did not want the hood in the mix.. We originally had the microwave cabinet over the stove.. The HO found a hood vent they fill in love with and insisted it be used in the kitchen..

Is that how the sink is designed to be installed or just a design option?

Problem with those is they usually top out at 400CFM and even that size is rare, most of them are wimpy 300CFM and under. That's not usually sufficient over a gas range.
